Cleaning
Our aim is to deliver the very best level of service to our holiday cottage owners. Within this industry, little things make a big difference. We don’t like wonky pictures, we don’t like broken lightbulbs, we don’t like crumbs under sofa cushions…
This isn’t a ‘one size fits all’ service – we will tailor the cleaning service for each property. However typically this will include;
- Airing all rooms in the cottage
- Wipe down/ dust surfaces
- Sweeping/ mopping and vacuuming floors
- Sanitise kitchen & bathroom including the fridge, oven, and cupboards
- Sweep outdoor terraces/ patio and/or decking areas
- Clean windows and blinds
The cost of this service will depend on the size, character, and work required in the cottage.
At each changeover an essentials pack of toilet roll, kitchen roll, washing up liquid etc is left for the arriving guests. D & K Cottage Management also offer a range of welcome pack options for their guests as well as welcome packs for dog lovers also bring their pet on holiday with them. These packs can range from tea/coffee/localised fudge & toffee/wine and full hampers of local produce. A bespoke package can be out together for each individual cottage.
Deep Cleans
Every home needs at least one big clean a year; and Spring is often considered the best time.
Historically, this was due to all the dust and dirt generated from burning coal, oil and wood through the dark, cold winter nights. But even today our homes are in need of a big clean, following months of muddy boots and dogs being dragged through the holiday home.
A deep clean by the Cottage Team includes the same thorough and reliable service provided by our regular clean, along with the following extras:
- Steam cleaning of bathrooms & kitchens
- Carpet cleaning
- The washing of all painted and commonly-touched surfaces such as doors, window frames, and skirting boards
The cost of this service will depend on the size, character, and work required in the cottage.
Laundry
D & K Cottage Management provide a full laundry service after each change over to ensure that the beds look 5 star to every guest that stays at your property, we guarantee every changeover.
Your laundry is washed separately.
We’ll know the best wash for your laundry items, but, if you have any specific washing instructions you’d like us to follow, just let us know
Your laundry is ironed or pressed to a crisp finish.
Your laundry is folded and bagged by hand to ensures that we know your laundry is properly cleaned – with no marks and stains that would be missed by a folding machine.
We collect from and return the linen to your North Lakes holiday cottage.
24/7 Guest Services
At D & K Cottage Management we can respond to calls from staying guests and address minor issues as and when they occur. For work that will exceed a pre agreed amount, our team will contact you to discuss next steps before proceeding.
Out of season we can provide regularly scheduled property checks, or we can check your property as and when required. Your holiday let insurance policy will require that your property is regularly checked during void periods in order to validate any potential claim.
D & K Cottage Management ensure that all guests get a settling in text or phone call on the evening that guests arrive at the property to ensure that they are happy and settled in. We also pride ourselves in being able to monitor each clean and changeover to be able to offer guests earlier check ins and departures.
365 Day Response
We are always available and can be called upon throughout the year to assist with your property.
Maintenance
We offer a range of resolutions to numerous property maintenance issues, through our team of property maintenance contractors.
Our reactive maintenance service includes:
- Initial call handling
- Troubleshooting
- Owner liaison
- Guest liaison
- Management of contractors and associated work
- Resolution & follow up
We also offer planned maintenance services across our property portfolio. We provide winter care maintenance packages and routine preventative maintenance services.
We offer planned maintenance as well as reactive maintenance services including callouts and weekend coverage. Services include Handyman, Gas, Plumbing and Electrics.
Health and Safety
D & K Cottage Management can assist in making sure that you are compliant with all of the health and safety issues within your holiday cottage including:
- Fire Alarms
- Fire Extinguishers/Fire Blankets
- Gas Safety Certificates
- Electrical Testing
- PAT Testing
- Fire Risk Assessment

We will also ensure that these records are kept up dated on a regular basis and are all updated and assessed at the relevant time period.
